Q.May I just stop by the house and visit, without an appointment? A.No. Please call or email to arrange each visit to the house. Of course, you may drive on any public roads in the neighborhood without an appointment if you would like to see what the other homes in the area are like. However, you are cautioned that the neighborhood road to the house is a private road, and a community warning sign restricting non-resident access is clearly shown on the entrance to the private park access road to the house.
Q.Is the house available to be rented now? A.Yes.
Q.Can I rent the house, and then buy it while I am renting? A.We are not looking to sell the home. However, at any time, the tenant or prospective tenant may offer a purchase contract offer if they are interested to buy the home. As the homeowner, we would say 'yes' or 'no' to the contract offer. Just to be clear, our intention is not to sell the house, but to offer the home for lease at this special rental price.
Q.Are pets allowed? A.Yes, a pet section in the lease would need to be completed and agreed to.
Q.I noticed lots of deer in the neighborhood. Is hunting deer allowed? A.No, the property owner's Association rules forbids hunting the deer in our River Oaks community.
Q.Who's living in the house now? A.There's a tenant now in the house, and they've promised to have it ready by June 30, 2007. After June 30th, we want to emphasize that if we see anyone on the property uninvited, the police and local security will be immediately contacted. Also, after July 1 - during this pre-lease time, remote eye cameras on the property are to be activated and will capture in detail activity day and night(infrared). These will be removed once the house is leased, and prior to tenant move in. You may independently purchase and install your own remote cameras once you move in at your cost, if you wish.
Q.Tell us about the school district. A.Children attend school in the Comal Independent School District. The elementary school (Hoffman Lane Elementary) is new, and is right next to the front gate River Oaks entrance. Q.Tell us more about the utilities - electric, water, gas and high speed internet. A.Electricity is provided by Pedernales Electric Cooperative. The water at the house is almost free, because the house has its own private water well with electric pump. So that is a big savings. High speed internet access through RoadRunner. There is no propane or gas service to the house.
Q.Sounds like electricity is the only utility besides extras like telephone and garbage pickup. How much does electricity cost each month? A. Contact Pedernales Electric for all the details. The last time we checked, they charge 8.22 cents per kwh, with a $19/month minimum bill for residential service, and there's a small membership fee if you are not yet a member. Here is how to contact the local Pedernales Electric Cooperative for the house. They are located in Sattler at their Canyon Lake office, 1530 FM 2673, tel 830 964 3346, or toll free 1-888-554-4732. We've been asked how much the average electric bill is. The amount of electricity used at the house has a lot to do with your personal choices as to how to you set the thermostat, how many lights you have on, and use of other appliances. It should be comparable with what you are paying now where you live.
